We have resolved many disputes, especially over the last few years as Insurance procurement led suppliers working to set parameters and set costs leave room for dissatisfaction.
By using an Insurance preferred supplier, often a member of a professional trade association, you may NOT be in the best hands!
Insurance procurement generally looks to commoditise damage management practices by driving down the unit cost to the very cheapest. This backward thinking results in a “ pile em high sell ‘em cheap ” mentality where the victim of serious water damage can often end up receiving services which will not always be in their interests. Services that may result in the home being stripped out unnecessarily, drying taking months and months and the occupiers being relocated for many months or in extreme cases, years.
A Grays Essex policy holder has a very small flood to her 4 sq metre floorspace bathroom. An independent specialist quoted £500 to dry and treat the small area of mould damage and dry the room with the correct protocol: Insurers wishing to save money recommended their own preferred damage mitigation contractor ( DMC ) at a room rate of £300. As the Insured could not afford to pay the difference, she went ahead using the Insurers preferred DMC. A few weeks later, on what was purported to be the completion of the job, we were asked by the policyholder to attend the property and comment. We found the policyholder covered in scabs with her hair dropping out. The bathroom floor was still damp and the mould on the wall was still evident. Insurers DMC’s had applied a microbiocide chemical to kill the mould and then used an air mover to dry the structure. BIG MISTAKE! They had not removed the dead mould. Killing the mould with a chemical exacerbated the situation and as a result, with the use of high volume air movers, they had cross contaminated the entire property. This resulted in the significant negative health impact for the poliycholder. After some dispute by the Insurers and their DMC who both tried to argue their way out of liability, our team were able to show that poor methodology was the cause of the cross contamination and that a more detailed decontamination protocol needed to have been undertaken. Following a period of argument, the necessary works were eventually agreed by the Insurers – at a cost of around £20000. Had the property been dried correctly the first time, this would not have been necessary.
Following a river flood inundation at a property in Oxfordshire, the Insurers appointed their DMC, who were instructed to clean and dry the property. On completion of their works, a drying certificate was issued without validation data. There was no hygiene certificate to prove cleaning had been undertaken to any sort of standard other than visual clean. Several months after the property had been refurbished, mould started to appear on the walls. Action Dry were called in by the Loss Adjuster and determined that the property was still wet - the result of what we could show was an inadequate and unprofessional program. This had led to the mould proliferation. The end result was that the property had to be completely decontaminated and dried out and re instated at a cost of over £50,000. The original contractors were held liable – a nice result for the Insurers who had conveniently driven down the contractors costs to levels that did not encourage the DMC to provide a diligent service.
